Aluminium systems for Gulf architecture

Aluminium Windows & Doors in Muscat, Oman

Alminyar is an Omani aluminium company headquartered in Al Maabilah, Muscat, where our showroom displays our window, door and facade systems. We supply and install projects across the Sultanate — from villas and residential buildings in Muscat to commercial and industrial developments in Salalah, Sohar and Duqm. Every system we offer is selected for Oman's heat, coastal humidity, dust and, in Dhofar, the khareef season. As part of The Address Group, we support owners, consultants and contractors from specification through to installation.

Climate and what it means for your specification

Heat, sun and UV

Summers in Oman are long and severe. In the interior — Nizwa, Ibri and the desert fringe — daytime temperatures often exceed 45°C, and solar radiation on east and west elevations is intense. For aluminium systems this means large daily thermal movement in frames, high solar heat gain through glass and fast ageing of low-grade coatings and gaskets.

Coastal humidity and salt air

Muscat, Sohar, Sur and Duqm lie on the coast, where summer humidity is high and salt-laden air travels well inland. Salt and moisture attack poorly finished aluminium, carbon-steel screws and low-grade hardware. In air-conditioned buildings, frames without a thermal break and single glazing can also suffer condensation.

Dust and sand

Strong winds lift fine dust and sand, particularly in summer. Dust wears sliding tracks and rollers, blocks drainage slots and finds its way past weak brush seals and gaskets.

The khareef in Dhofar

Salalah and the Dhofar coast have a climate of their own. During the khareef monsoon, roughly from June to September, the region sees persistent drizzle, fog, cooler temperatures and near-saturated air. Water tightness, drainage and corrosion resistance matter even more here than elsewhere in Oman.

Tropical cyclones

The Omani coast is exposed to tropical cyclones from the Arabian Sea. Cyclone Gonu (2007) struck the eastern coast and Muscat, and Cyclone Shaheen (2021) made landfall on the Al Batinah coast, bringing destructive winds and flooding. Gusts and wind-driven rain test the wind-load resistance of frames and glass, the anchoring of the system and the quality of its seals.

What this means for specification

  • Thermal break frames with double glazing to cut heat gain and condensation risk.
  • Solar control or Low-E glass on west and east elevations.
  • Fluorocarbon (PVDF) or marine-grade finishes and stainless steel fixings near the sea.
  • Well-designed drainage, durable gaskets and quality brush seals on sliding systems.
  • Structural checks of profiles, glass and anchors on exposed coastal sites and taller buildings.

Codes and standards

What to consider when specifying

Municipal building permits (Muscat Municipality and other municipalities)

Building permits and completion approvals are issued by the municipality — Muscat Municipality in the capital, and the relevant municipality in Dhofar and other governorates. Window and facade layouts form part of the approved architectural drawings, so systems should follow the permitted design and any later changes should be coordinated with the consultant.

Civil Defence fire-safety approvals

Commercial, public and multi-storey buildings require fire-safety approval from Oman's Civil Defence and Ambulance Authority. Facade materials, fire-rated doors and means-of-escape openings should be specified with this approval in mind and coordinated with the project's fire consultant.

International performance standards (EN / ASTM / AAMA)

On consultant-led projects in Oman, window and facade performance is usually specified against international standards: the European EN 14351-1 product standard with EN 12207 (air), EN 12208 (water) and EN 12210 (wind) classifications, or American ASTM test methods such as ASTM E283, E331 and E330 and AAMA guidance. The project specification defines which standard and which classes apply.

Special economic zone approvals (Duqm and free zones)

Projects inside the Special Economic Zone at Duqm and other free zones follow the planning and building approval process of the zone authority rather than a municipality. Facade submissions should follow that authority’s requirements and the project consultant’s specification.

Voluntary green-building certification (e.g. LEED)

Some developers and international clients in Oman pursue voluntary certification such as LEED. In that case the consultant sets targets for glazing thermal and solar performance, and the window and facade system must be supported by technical data for the energy model.

FAQ

Do you supply and install outside Muscat, in Salalah, Sohar or Duqm?

Yes. Alminyar is based in Al Maabilah, Muscat, and supplies and installs projects across Oman, including Salalah, Sohar, Nizwa and Duqm. The scope for each site is confirmed in the quotation.

Which glass is best for villas in Muscat?

For most villas in Muscat we recommend double glazing in a thermal break frame, with solar control or Low-E glass on west and east elevations. Laminated glass adds safety and sound reduction for large panes and street-facing rooms. The right combination depends on orientation, opening size and budget.

Do I really need thermal break windows in Oman?

In an air-conditioned building, a thermal break stops the aluminium frame from conducting outside heat indoors, lowers cooling load and reduces condensation on frames. For homes and offices that are cooled most of the year, it is usually the better long-term choice.

Which aluminium finish lasts best near the sea?

Fluorocarbon (PVDF) coatings offer better colour and gloss retention and corrosion resistance than standard powder coating in salty, sunny coastal conditions. Several Alminyar window systems use a dual fluorocarbon + powder coating finish. Stainless steel fixings and regular rinsing of frames also extend service life.

How long do supply and installation take?

It depends on the system, finish, glass type and quantity, as well as site readiness. We confirm the supply and installation programme in the quotation once drawings and specifications are agreed.

Can I see your aluminium windows and doors in Muscat?

Yes. Our showroom in Al Maabilah, Muscat displays our window, door and interior door systems. Contact us to arrange a visit or send your drawings to request a quote.
